If you tend to buy a lot of items that are similar to each other, try organizing your closet by color, so when you pause by that navy polo shirt at the store, you’ll remember just how many navy shirts you already own.

Shop in the Off-Season

For the best deals on clothes, shop in the off-season. Buy spring and summer clothing in July and August, and fall and winter clothing in January and February. (You can often find the best sales right after the holiday season.) It’s sometimes a bummer to buy something you’re not going to be able to wear for six months, but when the time comes to switch seasons, you’ll be happy you already have some new clothes to wear—all of which were purchased on sale!

Befriend Those in the Know

If you have a favorite shop you find yourself spending a lot of time in, make sure to get friendly with the sales staff! Clothing stores often have unannounced sales, or they regularly begin sales on certain days of the week. If you’re down with the people who work there, they’ll often you tip you off. And if they really like you, they may let you put an item on layaway until it goes on sale a few days later.

Keep It Simple

When you’re buying clothes, always go for classic looks rather than modern, trendy ones. A blue V-neck T-shirt will be fashionable year after year, while something with more exotic colors or patterns will go out of style quickly. By choosing the basics, you won't have to buy as many new articles of clothing each season.

Take It to the Tailor

Going to a tailor may seem like an expensive proposition, but it’s often worth it if you unearth a good deal on a suit or other item of clothing that doesn’t quite fit. Found some jeans for ten bucks that look great but are an inch too long? A jacket that’s a steal, but a bit too baggy in the arms? For a small price, you can get these items custom-fitted at a tailor. And you’ll still be saving a bundle from what the normal retail price would be.

Revamp Shoes and Purses Yourself

Not happy with the color of a handbag or pair of fancy shoes? Instead of buying new accessories, turn that unbecoming chartreuse into an elegant black with a can of shoe color spray. You can pick up an inexpensive can of shoe color from a repair shop, then revamp those heels yourself instead of paying someone else to do it for you.

With so many of us dealing with the coronavirus pandemic (plus the financial fallout from it) and spending more time at home this year, there’s a very good chance your family budget looks different. Our own budget had some big adjustments (transportation costs went down to basically nothing) along with some minor changes (buying supplies and items around the house for projects).

Our money dates have had us reevaluate some things and redirect money to other expenses and savings. Besides making sure that you’re taking care of essential expenses and building up your financial cushion, you want to want to make sure you include another key area in your budget – some guilt-free spending in there as well.

Why Budgets Need to Include Some Guilt-Free Spending

First off what exactly is guilt-free spending? And why should families include it when planning out their budget. Basically, it covers the expenses that you enjoy. Every family has different ways they use that money. It could be travel, eating out together, adding another pair of shoes to your collection, or gadgets. With families having to deal with so many decisions and challenges, there has been an increasing awareness of having proper self-care as part of the routine. Families are now including that in their budgets.

The key part of keeping these expenses guilt-free is that they bring you joy without breaking the bank. These aren’t frivolous spending sprees. They can be meaningful purchases such as supplies for a hobby like painting that enriches your life. Second, these expenses are planned ahead of time and baked into your budget so you’re not taking on debt or upsetting your family’s cash flow.

Why Budgets Typically Fail

One of the reasons why I think having some fun money in your budget is a wise move is because it’ll help make your budget more sustainable. How? If I asked you what the point of a budget is, what would you say? Most tell me it’s to keep their spending in check.

It makes sense to believe that because for most families that’s what it’s about – restrictions. However, the best budgets I’ve seen are geared towards the direction of the money. I’ve interviewed families who have retired early or have knocked out a ton of debt and something they had in common was that their budgets reflected their priorities and circumstances.

Before they put pen to paper (or tap the app), they sat down and defined what goals they wanted to achieve. If you had to break down a budget the three key areas are basically:

  1. Paying your essential bills.
  2. Building long term financial stability.
  3. Have the money you can use now to enjoy.

Many times, the disagreements, arguments, and sometimes sabotage with budgets come from friction on finding a balance between spending money with long term stability and enjoying now. If you skew too much to saving up for the future, one or more of you in the family could start getting resentful. Financial infidelity or set back with keeping the budget can occur for many reasons, but some spouses say one reason is there’s absolutely no wiggle room in the budget for fun. If you’re only focused on the now when something comes up – hello 2020! – you’re left without a safety net.

For families with kids, that’s an additional source of stress they don’t need. I noticed that the families who hit their goals had found a way to balance things. They save towards their long term goals as well as set aside money to enjoy now. How? By redoing how they approached their budgets.

Easy Budget Framework to Use

Let’s go back to those three key goals of any budget – taking care of essentials, saving for the future, and spending on the present. Families looking to include all of these goals need a budget that can weave them together. If you’re just starting out with a budget and are still trying to figure out a framework, an easy foundational budget is the 50/20/30 budget. It divides up your money into those three key goals, with 50% going to necessary expenses, 20% towards financial stability and wealth, and 30% towards discretionary or fun money.

Feel free to adjust the percentages based on your circumstances, but for many families that three-bucket approach is easy enough to set up and it gives them enough wiggle room where there can enjoy some of their money now. Once you’ve created that budget, you can then take the next step – automating your money. We’ve done this for over a decade and it has been incredibly helpful. We have our bills automated every paycheck plus our savings and investments are scheduled monthly. With those necessary things taken care of first, we know whatever spending we do won’t harm our expenses.

Staying on Top of Your and Budget – The Easy Way

Now that you have a budget and you’re including some guilt-free spending, how do you make sure you’re staying on track? There are some wonderful options out there including money apps like Mint. You can stay on top of your money without losing your mind because the apps can pull that data from your accounts and give you an easy and clear way to see where your money is going. You can also use Mint to track your goals like paying down debt or saving up for a house. With that information in front of you can quickly and easily see how you’re doing anytime.

Building a budget doesn’t have to be overly complicated or time-consuming. If, for example, they offer to match contributions up to 6%, I would try hard to work towards contributing at least 6%.

Buying Your First Home

Buying your first home is a top goal for many, but it also seems to be getting increasingly more difficult especially if you live in a major city. The most important steps you can take is to improve your credit score, pay down high-interest debt, and be aggressive about saving for a down payment. Saving 20% down will help you qualify for the best loan terms and interest rate, but there are still home loans available even if you aren’t able to save that much. Just be realistic with your budget and what you can afford. Don’t let a lender or real estate agent determine what payment will fit into your budget.

Be Covered Under These Must-Have Insurances

You’ve spent the last several years building your savings and growing your family. It’s now crucial that you have the proper insurance coverage in place to protect your assets and your loved ones. Life and disability insurance are top of the list. Life insurance doesn’t have to be expensive or complex. What Is the Average Used Car Loan Rate?

More people are opting to lease their new set of wheels instead of purchasing them, according to Q2 2018 data from Experian.

The number of auto loans grew to an all-time high, with leasing surpassed 30% of all new consumer vehicle sales. But the interest rates consumers are getting on these loans has stayed low, especially for used cars. In fact, Experian reported that average loan rates saw some increases, but still remain historically low.

Loan rates for a new car in Q2 of 2018 were 5.76%, up from 5.20% a year prior. Franchise used rates are 8.28% (down from 7.88% in Q2 2017), while independently used rates are 11.87% (down only 0.17% from Q2 2018).

The Experian Automotive scoring deems prime consumers as those with scores of 661 to 850, nonprime users with scores of 601 to 660, and subprime users as those with scores of 300 to 600. Consumers on all risk tiers are increasingly choosing to lease over purchasing cars, according to the report.

The number of prime consumers choosing used vehicles increased from 55.61% in Q2 2016 to 55.79% in Q2 2018. The number of nonprime and subprime consumers also saw increases, from 21.75% to 22.05% and decreases of 25.71% to 25.05%, respectively.

Experian reported that the increased number of prime consumers choosing used vehicles resulted in “score increases, greater percentages of used financing in the prime risk tier and lower average used rates.”

Getting a Car Loan

If you’re thinking about buying a used car and taking out an auto loan to do it, it’s a good idea to review your credit first. Having a good credit score can help you qualify for better terms and conditions on your financing. (To find out where your credit stands, you can see two of your credit scores for free, updated every 14 days, on Credit.com.)

And when you’re figuring out how much you can afford, remember to consider not only how much your monthly car payment will be but also how much the loan will cost you in the end, by considering the interest rate and length of the loan term. (The longer the loan term, the more interest you will pay.)

If you aren’t happy with what you see, don’t worry — you may be able to improve your credit scores by paying down any big credit card balances, disputing errors and limiting credit inquiries until your score has had time to rebound.

Gather All Documentation

When attempting to get a used car loan, you will want to gather all the necessary documentation including the following:

  • Your Driver’s License
  • Proof of all of your income- this can be a paycheck stub or even a tax return
  • A utility or phone bill to prove your residency
  • Your social security number so they can run your credit check

These days, you can often apply for the used car loan right online or even by phone which makes it the process that much easier and accessible.

Start With Your Own Banking Institution

It is always a good idea to start with your own bank or credit union for financing because you have already established history and relationship with them. Typically, you will be able to find the absolute best rates and more favorable terms if you go through your own bank.

They will also be able to advise you on all the options that are available to you as you begin the journey toward car ownership.

Shop for the Best Rates

You never want to settle on the first rate you are given; don’t be afraid to shop around to see if you can find something better than the typical auto loan rates. You will find the best auto loan rates if you have good credit. Additionally, if you apply for multiple loans within a 14 day period, it will only count as one hard inquiry so that you can find the best rate possible.

What is the Average Used Car Loan Rate?

Typically, you will find that the car loan rate on a used car is going to be a bit higher than the rates you would find with a newer car. For example, good credit car loans can see an interest rate as low as 3.9% for a newer model and a little more than 5% for its older version.

Average Auto Loan Rates by Credit Score

The following are the average rates you may find for a used car loan that carries a 60-month repayment term based on a range of different FICO Scores.

With a credit score between 500 and 589, you may be looking at interest rates on the loan as high as 16%. A bad credit score also makes it a lot harder to get approved for the car loan initially as well.

A credit score in between 590 and 619 will typically see the 15% mark, and the percentages get lower from here with the lowest coming in at 4.39% with a credit score between a 720 and 850.

A longer loan term will usually mean you will have a lower monthly payment, but you will also accrue more in interest with a longer loan term.

Bottom Line

When determining the average used car loan rate and the amount of interest you may have to pay on a loan, you will want to check all three of your credit reports, examine your credit score and credit history and determine what steps you can take to improve your credit, so you can qualify for a lower interest rate.

Again, if you bank with a credit union, always start there first because the lender will already be able to see if you are high risk or not. Car buyers should always take their time, do their research, and tackle the work of fixing their credit prior to obtaining a loan for a car. It is always best to shop smarter and save money in the long run.

To find a HUD home, simply go to the hudhomestore website. It can be found at hudhomestore.com.

There are three ways to find HUD homes on the hudhomestore website. The first way is through a map.

Once you on the website, you will see a map to the right with all of the states listed there. You simply look for your state and click on it to see all of the available HUD homes.

The hudhomestore site will show you a list of all of the HUD homes available for that particular state. It will include the photo of the HUD home, the address, the asking price, etc.

If you click on the photo of the house, you will be able to see more information of the property, including more photos, street views and information of the property.

Another way to find a house through the hudhomestore website is by clicking on the HUD Special program links.

The hudhomestore site specifically lists three HUD Special Programs: Good Neighbor Next Door; Nonprofits; $1 Homes-Government Sales. It specifically states on the hudhomestore website that if you click on any of these special programs, you will see available properties.

The third way to find a HUD home via the hudhomestore site is through the Search Properties. At the middle of the homepage, you will see a Search Properties where you can enter more detailed criteria.

Step 3: Buy your HUD home

Once you have found your desired HUD Home at the hudhomestore, it’s time to buy your HUD home.

But note that HUD homes are sold through an auction process. When you’re searching for the property through the hudhomestore site, it will tell you a deadline by which to submit your offer.

So if the deadline has not passed, submit your bid. Once it has passed, HUD reviews all offers. Just like any auction, the highest bid wins. If all of the offers are too low, HUD will extend the offer period and/or lower the asking price.

How to Make Better Financial Decisions

A key financial decision people struggle to make is how to allocate savings for multiple financial goals. Do you save for several goals at the same time or fund them one-by-one in a series of steps? Basically, there are two ways to approach financial goal-setting:

Concurrently: Saving for two or more financial goals at the same time.

Sequentially: Saving for one financial goal at a time in a series of steps.

Each method has its pros and cons. Here's how to decide which method is best for you.

Sequential goal-setting

Pros

You can focus intensely on one goal at a time and feel a sense of completion when each goal is achieved. It's also simpler to set up and manage single-goal savings than plans for multiple goals. You only need to set up and manage one account.

Cons

Compound interest is not retroactive. If it takes up to a decade to get around to long-term savings goals (e.g., funding a retirement savings plan), that's time that interest is not earned.

Concurrent goal-setting

Pros

Compound interest is not delayed on savings for goals that come later in life. The earlier money is set aside, the longer it can grow. Based on the Rule of 72, you can double a sum of money in nine years with an 8 percent average return. The earliest years of savings toward long-term goals are the most powerful ones.

Cons

Funding multiple financial goals is more complex than single-tasking. Income needs to be earmarked separately for each goal and often placed in different accounts. In addition, it will probably take longer to complete any one goal because savings is being placed in multiple locations.

Research findings

Working with Wise Bread to recruit respondents, I conducted a study of financial goal-setting decisions with four colleagues that was recently published in the Journal of Personal Finance. The target audience was young adults with 69 percent of the sample under age 45. Four key financial decisions were explored: financial goals, homeownership, retirement planning, and student loans.

Results indicated that many respondents were sequencing financial priorities, instead of funding them simultaneously, and delaying homeownership and retirement savings. Three-word phrases like “once I have…,", “after I [action],” and “as soon as…,” were noted frequently, indicating a hesitancy to fund certain financial goals until achieving others.

The top three financial goals reported by 1,538 respondents were saving for something, buying something, and reducing debt. About a third (32 percent) of the sample had outstanding student loan balances at the time of data collection and student loan debt had a major impact on respondents’ financial decisions. About three-quarters of the sample said loan debt affected both housing choices and retirement savings.

Actionable steps

Based on the findings from the study mentioned above, here are five ways to make better financial decisions.

1. Consider concurrent financial planning

Rethink the practice of completing financial goals one at a time. Concurrent goal-setting will maximize the awesome power of compound interest and prevent the frequently-reported survey result of having the completion date for one goal determine the start date to save for others.

2. Increase positive financial actions

Do more of anything positive that you're already doing to better your personal finances. For example, if you're saving 3 percent of your income in a SEP-IRA (if self-employed) or 401(k) or 403(b) employer retirement savings plan, decide to increase savings to 4 percent or 5 percent.

3. Decrease negative financial habits

Decide to stop (or at least reduce) costly actions that are counterproductive to building financial security. Everyone has their own culprits. Key criteria for consideration are potential cost savings, health impacts, and personal enjoyment.

4. Save something for retirement

Almost 40 percent of the respondents were saving nothing for retirement, which is sobering. The actions that people take (or do not take) today affect their future selves. Any savings is better than no savings and even modest amounts like $100 a month add up over time.

5. Run some financial calculations

Use an online calculator to set financial goals and make plans to achieve them. Planning increases people’s sense of control over their finances and motivation to save. Useful tools are available from FINRA and Practical Money Skills.

What's the best way to save money for financial goals? It depends. In the end, the most important thing is that you're taking positive action. How to Host a Money Stress Free Thanksgiving

Thanksgiving is the start of the holiday season. It’s the countdown to Christmas, the first real family gathering since Easter or Fourth of July. For some people, it’s the only time they see their families. For many of us, it’s a wonderful time to celebrate gratitude and to be surrounded by the people you love most.

For others, it’s a stressful, labor-intensive, marathon that only ends when your last uncle leaves. In many instances, the end of Thanksgiving is the best part.

That’s not the only problem. Hosting Thanksgiving is a huge financial endeavor. Feeding a dozen people (or more) can be a huge strain, especially on top of other holiday expenses.

But this year can be different. This year, you’ll be composed, organized and dare I say it, even frugal. This year you’ll actually be glad for Thanksgiving. Want to learn how? Read on.

Ask for More Help

It’s not uncommon if you’re hosting Thanksgiving to take on all the work yourself. Especially if you’re a young adult, hosting your first Thanksgiving is a sign that you’re a real grown-up.

Paying for a Thanksgiving meal for a dozen people can add up quickly and sometimes there’s no reason why you should take on the burden by yourself. Ask everyone who’s coming to bring a side dish while you take on the responsibility of cooking the turkey. If you delegate sides appropriately, you can end up with a meal that not only costs less but is less time-intensive.

If you feel odd about asking people to pitch in, don’t. Almost everyone is happy to help, especially if it means they get to decide how they want to make the stuffing.

Choose Chicken

Buying a turkey on Thanksgiving is a quintessential tradition, but it can also be a costly one. A whole turkey can cost $1.50 per pound compared to the average whole chicken which can be less than $1 per pound.

If your friends and family aren’t die-hard traditionalists, you can probably get away with serving the latter bird. If you really plan ahead you can find a chicken on sale so you spend even less.

If you still want to do a turkey, buy one pound of turkey per guest instead of 1.5-2 pounds. You don’t need to have a ton of turkey leftovers, especially since it’s so expensive.

Aim for Fewer Leftovers

Sometimes there’s nothing better than a meal of Thanksgiving leftovers the next day. I love to pick out my favorites and make a smorgasbord sandwich out of them. But if you’re not careful you might end up with too many leftovers that you can’t use up before they go bad. If this has always been the case, then aim to cut back and have as little remaining as possible. When you do have leftovers, freeze a few so they don’t go bad.

You can freeze anything from cranberry sauce to stuffing to turkey. Dairy items sometimes lose consistency in the freezing process, but it’s still worth trying. When you do freezer meals remember to label them and put them in the freezer right away you won’t forget.

Watch Where You Buy Groceries

It’s always important to comparison shop your groceries, but it’s never more important than on a big holiday. Every store will have its own specials and deals and you might be surprised where you find the best option. My husband and I have recently been shopping a lot at Aldi, a chain more popular in the south in the Midwest. It’s a grocery store without a lot of extra frills so you can find deals way better than any of the other national brands.

We’ve also discovered the secret of ethnic grocery stores where produce prices are often 50% of what I see in my neighborhood grocery store. Before buying your Thanksgiving fixings, check out those stores to see if what you need is cheaper. Remember no one cares if you’re buying generic marshmallows for your sweet potato casserole. They just care that you follow Grandma’s recipe.

Simplify your Meals

That can make it tempting to make a few different kinds of the same meal to please everyone, but making green bean casserole for your Whole30 aunt and a version for everyone else just isn’t cost-efficient. Take everyone’s diet into account and find a version that will suit everyone instead of making slightly different ones. You don’t need to be like Monica from Friends making three different kinds of mashed potatoes so Ross, Phoebe, and Joey will all be happy.

Use Easy Decorations

Everyone wants the Martha Stewart-Thanksgiving centerpiece, but few of us are that crafty. Instead, use squash in a decorative bowl as your centerpiece. It’ll look more natural and minimalist. Plus you won’t have to throw away the decor when the meal’s over.

If you have little cousins you can also enlist them to make pretty decorations before the meal gets started. If you do decide to buy decorations, make sure you store them properly so they can be used next year too.

Skip the Fancy Dinnerware

I’m one of those millennials who skipped the traditional bridal registry in favor of a honeymoon fund so I never got a ceramic gravy boat or silver platter when I got married. That means that when I host people I put chips in a mixing bowl and leave the dip in the package it came in. So far I’ve found that none of my guests care how I’m serving the food as long as it’s good.

Your Thanksgiving family and friends won’t mind either. Don’t feel like you have to rush out to get serveware that matches. If you truly don’t have a large enough platter head to Goodwill or a thrift store where you can find all those items for just a few dollars.

Homie’s Denver Housing Market Update November 2020

The real estate market is constantly changing, especially in the local Denver market. We like to keep an eye on it for you, so we can let you know what’s going on! Here’s the latest update:

Monthly Sales

At 5,236, monthly sales are up 22% from this same time last year in the Denver metro area. While the sales are up from November 2019, they are 19% lower than sales in October. A decrease in monthly sales between October and November is fairly common.

New Listings

November saw 3,695 new listings in Denver. This is a 1% increase from the previous November and a 40% decrease from October of this year, continuing the trend of a slow down as we move into the colder months.

Sale Price

The average sale price for homes in the Denver metro area in November was $547,094. This is a 13% increase from November 2019 and just a decrease of 2% from October of this year. Single-family homes are selling for higher prices than multi-family residences, such as townhomes and condos. The average sale price for a single-family home was $224,195 higher than multi-family residences.

Days on Market (DOM)

The number of days on market continues to drop, with an average of 22 days and a median of six days during November. The average is a 13-day decrease from last November’s average and a 2-day decrease from this October, while the median is a 13-day decrease from last November and a 2-day decrease from this October.

Single-family residences spent an average of 6 days fewer on the market than multi-family residences.
